Importance of Having Your Seasonal Maintenance
The last thing you want to have to think about is your air conditioning
system. Especially when there’s nothing wrong with it, right?! Well, if
you fail to have your seasonal tune-up it could cost you in the long run.
Your AC system has to work extra hard during the Summer months in Texas.
With temps reaching the triple digits, your systems electrical components
work overtime to keep your home cool, and that’s why it is important to
have your system checked out before this happens.
Below is a checklist of items that your technician will inspect during
your maintenance.
- Check blower motor for proper amperage and voltage
- Re-calibrate thermostat
- Replace customer provided or purchased filter
- Inspect bearings for wear and oil as needed
- Inspect indoor coil (if accessible)
- Check air flow in the vents
- Inspect condenser coil
- Check refrigerant levels
- Check safety devices for proper operations

Inspect electrical disconnect box for proper rating and safe
installation
- Inspect and lighten connection of electrical wiring
- Inspect contactors to make sure they aren’t pitted or burnt
- Check electrical for exposed wiring
- Test and inspect capacitors
- Inspect condenser fan blade
- Clean out condenser coils w/water
- Inspect service valves for proper operation
- Measure supply/return for temperature difference
- Inspect the duct work for energy loss

Monitor and measure amperage and volts in wiring connections on
compressor
- Check unit for time delay relay
- Check unit for insolation pads

Inspect the suction line for any kinks and that they have the proper
fittings
- Inspect all fittings for signs of oil and/or leaking
- Check the condition of the blower belt (if applicable)
